We actually walk the comps so we understand issues that aren't visible in pictures

We take the following criteria into account (comments vary depending on product):

  • Lot Size and Location
  • View (A lake view that is a drained retention pond only 20' wide is different than a lake view that is 100' wide)
  • Feel and view from main entrance
  • Recent solds thru mls, tax deeds, and appraiser office
  • Arrival Feel (Streetscape)
  • Encumbrances to the property such as powerlines or future rail
  • Type of Construction and Age of large items needing replacement
  • Finishes (3 1/4" vs. 5 1/4" base, chair rails, special paint, marble vs. tile, screened porches vs exposed, pool vs no, wood vs other, hollow doors vs. solid core, shingle roof vs. tile, etc.) and Height of ceilings are large factors
  • Onsite Landscaping
  • Type of window (hurricane, butt glass, etc.)
  • View the actives in immediate area as well
  • 1 story vs. multiple stories
  • 2 story foyer vs. 1 story
  • Size of bathrooms, closets, and bedrooms
  • # of access points to home and backyard (# of sliders?)
