Recent solds thru mls, tax deeds, and appraiser office
Arrival Feel (Streetscape)
Encumbrances to the property such as powerlines or future rail
Type of Construction and Age of large items needing replacement
Finishes (3 1/4" vs. 5 1/4" base, chair rails, special paint, marble vs. tile, screened porches vs exposed, pool vs no, wood vs other, hollow doors vs. solid core, shingle roof vs. tile, etc.) and Height of ceilings are large factors
